United Urban Investment: the “Initiatives for external ESG recognition” page has been updated.

In order to enhance the objectivity and credibility of the environmental and social status of real estate properties owned by United Urban, initiatives to acquire external certifications and third party ratings are underway. Here is the coverage rate for properties that have obtained external certification, etc. (DBJ Green Building, CASBEE and BELS) among the properties owned by United Urban. United Urban wants to increase the coverage rate of the portfolio of external certifications in the future, etc.

ARENA TOWER has received recognition from both DBJ Green Building certification and BELS, but the overlap is deducted from the total. As for LOOP-X ・ M, which consists of two buildings: Loop-X (office building) and Loop-M (residence), Loop-X received CASBEE and Loop-M received BELS, respectively. Therefore, the overlap is deducted from the total. In addition, like RIHGA Royal Hotel Kokura ・ ARUARU City, Commercial Building I “ARUARU City” and Commercial Building II “ARUARU City Building No.2” were awarded CASBEE respectively. Therefore, the overlap is deducted from the total.

【Presentation of GRESB】
GRESB, the Global Real Estate Sustainability Benchmark, is an annual benchmark assessment to measure the ESG integration of companies and real estate funds. It was founded in 2009 by a group of European institutional investors who played a leading role in launching the Principles for Responsible Investment (PRI) advocated by the United Nations as a core group, and is used in their investment decision-making processes.

【Results of the GRESB real estate appraisal】
In the GRESB 2021 real estate assessment, United Urban was awarded “4 stars” in the GRESB rating, which is based on the overall GRESB score and its position in the quintile relative to global participants.
It also won the “Green Star” designation for the 7th year in a row achieving high performance in both the “management component” which assesses policies and organizational structure for ESG promotion, and the “performance component” which assesses the environmental performance and commitment of tenants of owned properties.

Results of the assessment of the level of public disclosure of GRESB】
The highest “A” level has been awarded to United Urban for the fourth consecutive year. Its successful disclosure of information regarding ESG initiatives has been assessed.

United Urban will continue to implement its initiatives for environmental, social and governance issues in the future.

DBJ Green Building Certification

The DBJ Green Building Certification Program was established by the Development Bank of Japan Inc. in April 2011 with the goal of supporting properties that care for the environment and for society (“green building”). The program assesses, certifies and supports properties required by society and the economy. It performs a comprehensive property appraisal, while evaluating a variety of factors that range from the environmental characteristics of the properties to their communication with stakeholders, such as disaster prevention and proper care for surrounding communities.

CASBEE for real estate

“CASBEE (Comprehensive Assessment System for Built Environment Efficiency)” is a system for assessing and evaluating the environmental performance of buildings and the built environment, which is being developed and penetrated in Japan, under the leadership of the Ministry of Land, Infrastructure, Transport and Tourism.

CASBEE for Real Estate was developed with the aim of being widely used by players in the real estate market, and its valuation criteria are designed for use by those engaged in the development and transaction of real estate. The assessment items consist of five categories, namely “energy / GHG”, “water”, “materials / safe”, “biodiversity / sustainable site” and “indoor environment” with 21 assessment items. Taking into account the international common elements recommended by the UNEP SBCI (United Nations Environment Program – Initiative for sustainable construction and the climate), the same elements as the environmental performance elements, which have caught the attention of companies national and foreign, are taken into account.

The following properties owned by United Urban have received certification.

BELS certification

“Building Energy Efficiency Labeling System (BELS)” is a third-party certification system for rating residential and non-residential buildings fulfilling the obligation to make efforts for energy efficiency labeling under of the law on the energy efficiency of buildings (official name: law on the improvement of the energy performance of buildings). The rating is based on the Building Energy Index (BEI) value derived from primary energy consumption based on building energy efficiency standards provided by the Japanese government.
The BELS-based assessment and labeling is implemented by the members of the assessment association, which are the “Accredited Housing Quality Assessment Bodies”, the “Confirmation and Inspection Bodies designated ”or“ accredited building investigation bodies ”that have submitted a notification as an organization implementing BELS operations. The result of the evaluation is represented by a number of stars (five-star scale from one star to five stars).
